		<description><![CDATA[As this was her own residence, the design of Rafter's Road was truly a labour of love for Una McQuillan. 
Designing it from scratch, the idea was to create a modern classic with a rich interior. From the outside the house is intentionally modest and all the more breath-taking when you step inside. Mezzanines, spiral staircases, split levels and huge living area, the house takes up only 1,750 square feet but manages to encompass 3 en-suite bedrooms. 		<description><![CDATA[This has been the most spectacular project within the Pembroke Road restoration works. Constructed in conjunction with the hall level restoration, this scheme was very much undertaken with imagination and comfort in mind. 

The luxury of the project was time, which allowed refinements to the design to be undertaken as features were uncovered. The biggest internal feature became the stone party walls each side of this terrace house, which were so rich with texture and colour, that they had to be exposed. Colour-changing LED lighting, then enhanced these features, to brighten the space without trying to emulate daylight. 

Every material was carefully chosen to unify with each other and timber moldings were taken from the upper floor joinery-work to bring the building back to what it may have previously been, since all historical features had been removed over time. 

Since the building had been a tenement building from the early 1900's up until as late as the 1950's, it's only fitting that the apartment, with it's stone wall features, was used as a location for the recent TV3 programme, 'Tenements'. ]]></description>

		<description><![CDATA[This was a particularly unusual and brave project where a client decided he wanted a garden and so he went to the developer of the penthouse apartment that he had just bought and asked him if he could build a garden on his roof. The very amenable developer said yes and by the time MQA were drafted in, the client wanted an all-glass room, outdoor hot-tub, shower, putting green and planting. MQA were able to really showcase their design skills by maximizing the size, the height and the internal accommodation to allow the design to flow from inside to outside with the floor to ceiling oak panels and cupboards on the inside and Parkalex panels on the outside. MQA always felt that the extension of the garden was treetops and Dublin Mountains beyond, so the whole challenge was to retain that, whilst still maintaining privacy.

The biggest challenge was the construction process, which was not undertaken lightly. It was chosen that the best method of construction would be timber-frame, with all the larger construction elements craned-in from the site next door. There was only a week period when this could be done, so it was a challenging project all-round. 

MQA achieved more than the brief asked for, in that the client now has a whole self-contained space up in the clouds, with a colourful bathroom, kitchen behind tall oak-panelled doors, in-home sound system and a great living space internally and externally. He didn't think he'd achieve all that but MQA were sure he could get all that and still have a good sense of space due to the 3m floor to ceiling height. It's a gorgeous space, winter and summer.

		<description><![CDATA[When the clients of this scheme approached MQA in 2009, they had an idea of a couple of ideas of how to make this beautiful family home more consolidated in terms of modern family life. However, what neither the client nor the architect could really fully envisage was the extent of the impact that the scheme would have on the house, the garden and the resulting quality of life for the family. Most visitors to the house, who have known it over time have been mesmerised by the change to the atmosphere of the entire house by the extension - all created within this simple design. 

 The brief was to remove an original scullery-type kitchen and an additional playroom / conservatory; to extend the length and width and to create a large  family kitchen, living, dining space with associated utility, bathroom and storage. An interesting by-product of the design was the creation of a mezzanine study area under walk-on glass roof lights, which acts as an an ante-room to the formal dining area beyond.

 The best natural feature of this design is the south-facing garden, which comes right into the house via the large glass rear doors &#038; screens. The garden is so long that it feels like the rear extension is even larger. The low hedging casts a lot of light into this rear space both in summer and winter &#038; the light is a very important feature.]]></description>

		<description><![CDATA[To date, Rockfort House is the most spectacular restoration work we've ever done. Stepping in to finish the job after it has already been started - we overhauled the existing designs and reworked the whole building.
We began by carefully re-plastering, rerouting and restoring cornices to show off the beautiful details that already existed. With the intention of creating a space that is fully enhanced by its natural surroundings, we plotted the journey of the sun throughout the day so we could discover where best to place rooms and maximise the sea-views. As a result, tradition was turned on it's head when the kitchen and living areas found new homes in the upstairs of the building, while the bedrooms rest on ground level.
Inside, the interiors are luxurious reflecting in every instance the personal taste of the client. Hand-painted silk wallpaper, salvaged lighting shipped especially from London and many other features makes Rockfort House a stunning, opulent residence. 
Fully equipped to cope with the challenges of modern living the house is completed by a home cinema - creating a home where quality of life is deemed most important. ]]></description>

		<description><![CDATA[After working on the refurbishment of the Georgian offices of this political party, MQA was given the interesting task of designing their new headquarters only this time, within a modern fit-out. The biggest challenge was to undertake the scheme within 6 weeks from start to finish. This was achieved with a great team of project managers, contractors and suppliers.

Coming from a Georgian building, the staff had heretofore, been used to privacy and a totally different set of acoustics to what they then had within this open plan space. It was the architects' job to talk to the staff to find out what their individual needs were and to give each workspace the extra privacy, acoustic screens and lighting they required. 

All the furniture was new except for the boardroom furniture that was taken from the old offices, where many cabinet meetings had taken place over the years. The most important piece was the desk that Eamon de Valera used and being taken good care of, is still used today in the General Secretary's office.
